Ice Dam Roof Damage: What Columbus Homeowners Need to Know

Ice dam damage on Columbus area roof

Ice dams form when heat escaping your attic melts snow on the roof, and the water refreezes at the eaves, backing up under shingles. Central Ohio's 2025-26 winter created ideal conditions for widespread ice dam damage. Here is how to spot it this spring and what to do about it.

How Ice Dams Form on Central Ohio Roofs

The process is straightforward, but the damage it causes is anything but simple. Heavy snow accumulates on your roof. Heat from your attic (caused by insufficient insulation or poor ventilation) warms the roof deck from below, melting the bottom layer of snow. That meltwater runs down toward the eaves, which are colder because they extend past the heated area of your home. The water refreezes there, forming a ridge of ice along the edge of your roof.

Once that ice ridge builds up, it acts like a dam. Water pools behind it with nowhere to go but under your shingles and into your home. This is where the real damage starts.

Central Ohio's winter of 2025-26 was a textbook recipe for ice dams. We saw multiple heavy snowfalls followed by stretches of above-freezing daytime temps and below-freezing nights. Those freeze-thaw cycles repeated for weeks, giving ice dams time to grow and cause significant damage across Columbus, Dublin, Westerville, and surrounding communities.

Signs of Ice Dam Damage You Can Spot This Spring

Now that the snow has melted, the evidence is visible if you know where to look. Walk around your home and check for these warning signs:

  • Water stains on ceilings or walls near exterior walls: Brown or yellowish discoloration, especially in upstairs rooms or along the roofline, is the most common sign. The stain may appear far from the actual point of entry because water travels along rafters before dripping down.
  • Peeling paint near the roofline: Moisture that worked its way behind your siding or into your soffits will cause paint to bubble, crack, and peel. Check the areas directly below your eaves.
  • Sagging or damaged gutters: Ice dams can weigh hundreds of pounds. That weight bends gutters, pulls them away from the fascia, and cracks seams. If your gutters look misshapen or are pulling loose, ice was likely the cause.
  • Granules in gutters and downspouts: Ice scraping against your shingles strips away the protective ceramic granules. Check your gutters and the ground below downspouts for sandy, gritty buildup.
  • Mold or musty smell in the attic: If water entered your attic and sat there all winter, mold has likely started growing. A musty odor when you open the attic access is a red flag that should not be ignored.

The Hidden Damage You Cannot See

What makes ice dam damage particularly concerning is what happens out of sight. Even if your home looks fine from the outside, water that penetrated under your shingles may have caused:

  • Rotted roof decking: The plywood or OSB beneath your shingles absorbs moisture, weakens, and eventually rots. This compromises the structural integrity of your entire roof.
  • Wet insulation that has lost its R-value: Fiberglass insulation that gets wet compresses and loses its ability to insulate. Your heating bills go up, and the problem that caused the ice dams in the first place gets worse.
  • Mold growing behind walls: Water that traveled down wall cavities creates the perfect environment for mold growth. This is a health concern that only gets worse with time.
  • Compromised underlayment: The water barrier beneath your shingles can degrade when exposed to standing water for extended periods, leaving your roof vulnerable to future leaks.

This is why a professional inspection matters. From the ground, you might see a few stains. On the roof and in the attic, a trained inspector can identify the full extent of the damage. Schedule a free inspection to find out exactly where you stand.

Prevention for Next Winter

The best time to prevent ice dams is before winter arrives. The root cause is almost always heat escaping into the attic, so the fixes focus on controlling that heat:

  • Proper attic insulation: Central Ohio homes should have R-49 insulation in the attic (about 16-20 inches of fiberglass). Many older homes in Worthington, Upper Arlington, and surrounding areas have far less.
  • Adequate ventilation: Ridge vents, soffit vents, and balanced airflow keep the roof deck cold so snow does not melt from below. Poor ventilation is the number one cause of ice dams we see.
  • Ice and water shield: During your next roof replacement, we install ice and water shield membrane along the eaves and in valleys. This self-sealing barrier is your last line of defense if ice dams do form.

When Repair Is Enough vs. When You Need Replacement

If the ice dam damage is limited to a small section of your roof and the decking beneath is solid, targeted repairs may be all you need. We can replace damaged shingles, reseal flashing, and address any localized issues.

However, if we find widespread damage to the underlayment, multiple areas of rotted decking, or if your roof was already nearing the end of its lifespan, a full replacement is the smarter investment. Patching an aging roof that has been compromised by ice dams is often just delaying the inevitable.

Frequently Asked Questions

How do I know if I have ice dam damage?

Look for water stains on ceilings or walls near exterior walls, peeling paint near the roofline, sagging or damaged gutters, granule buildup in gutters, and musty smells in the attic. A professional inspection can uncover hidden damage like rotted decking and wet insulation that you cannot see from inside your home.

Can ice dams cause roof leaks?

Yes. Ice dams are one of the most common causes of roof leaks in Central Ohio winters. When ice builds up at the eaves, meltwater pools behind it and backs up under your shingles, penetrating the underlayment and entering your home. The leaks often appear far from the actual entry point because water travels along rafters.

Is ice dam damage covered by homeowners insurance?

In most cases, yes. Homeowners insurance typically covers sudden water damage caused by ice dams, including interior damage to ceilings, walls, and belongings. However, coverage for the roof repair itself varies by policy. Document all damage with photos and contact your insurer promptly. We can help with the documentation process.

How do I prevent ice dams next winter?

The most effective prevention is proper attic insulation (R-49 for Central Ohio) and adequate roof ventilation. These keep the roof deck cold so snow does not melt from below. During roof replacement, ice and water shield membrane along the eaves provides an additional barrier. Keeping gutters clear of debris also helps.

Should I remove ice dams myself?

We do not recommend it. Chipping ice off your roof with tools can damage shingles and gutters, and climbing on an icy roof is extremely dangerous. Calcium chloride ice melt in a stocking laid across the dam can help create a channel for water to drain. For active leaks, call a professional. Never use rock salt, which damages roofing materials.
